BDA Adjusts Ekamra Residency Fees, Approves 10 New Town Planning Schemes Across Bhubaneswar

Bhubaneswar: The Bhubaneswar Development Authority (BDA) has announced significant benefits for applicants of the Ekamra Residency housing project while approving 10 new Town Planning (TP) schemes and several key infrastructure projects aimed at accelerating urban development in the city.

In a major relief for homebuyers, the authority has decided that the application fee of ₹10,000 for the Ekamra Residency project at Subudhipur will be adjusted against the final price of the flat.

Applicants who fail to secure an allotment will receive a full refund of their ₹2.1 lakh booking deposit.

The housing project also offers several incentives, including GST exemption, a 5% stamp duty exemption, freehold ownership rights and one year of complimentary maintenance for successful allottees.

Spread across 7.36 acres, Ekamra Residency comprises three residential towers featuring 2-BHK and 2-BHK-plus-study apartments.

The project includes modern amenities such as a swimming pool, gymnasium, sewage treatment plant, water recharge system, 24×7 CCTV surveillance and earthquake-resistant RCC structures.

The BDA board also approved 10 new Town Planning schemes covering approximately 1,815 acres in and around Bhubaneswar.

The schemes, identified as TP-32 to TP-41, will cover areas including Gobardhanpur, Itipur, Sundarpada, Bahadalpur, Suanga, Sijua, Jayapur, Bikipur and Dihapur, among others.

Further boosting urban infrastructure, administrative approval was granted for the Lake Zone Development Project along Drain No. 10.

Plans include the construction of a 12 MLD Sewage Treatment Plant in Lake Zone-I, while master plans for Lake Zones II and III spanning 75 acres have also been approved to strengthen the city’s environmental sustainability and water-based infrastructure.

The board additionally cleared Detailed Project Reports (DPRs) and revised alignments for four important road projects, including Sainik School Square to VSS Nagar, Jaydev Vihar to the New Bhubaneswar Railway Station approach road, Cosmopolis to Jagamara Square and AIIMS Road to Bhagabanpur Model School.

The decisions reflect BDA’s continued focus on affordable housing, planned urban expansion and infrastructure development as Bhubaneswar prepares to showcase its urban mobility and environmental initiatives at the upcoming Urban Mobility India Conference and Expo.
